<p>The market has shown signs of improvement over the past month. I sold 2 ground floor 3 bedroom condos. They were in Newport and Captains Watch. Seems like ground floors are what buyers are looking for at the moment. I get lots of calls for ground floor units.  There are currently 33 condos on the market, 3 pending/under contract, and 10  sold year to date. We are still way under the number of sales from the past two years but are on the way back up. With the recent good news about real estate more buyers are out looking. They better because prices won&#8217;t be this good much longer.</p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>I believe the most important two elements in selling your condo are always price &amp; condition.  With that being said, in today&#8217;s market you have a lot of competition with the increased number of condos for sale.  You need a good marketing plan to get as much exposure as possible. This is what has allowed me to sell 37 Davidson Landing condos over the past few years.</p>
<p>You always need good local exposure. This is done with postcards, flyers, and signs. I provide very high quality postcards, flyers, and brochures for my listings. I am sure you know what they look like, you get them in the mail all of the time. As far as the signs go, the more you have the better. I currently have over 30 signs around Davidson Landing. So it is an understatement to say that I get most of the buyer sign calls.</p>
<p>From my experience listing and selling condos I have found that the best marketing tool is the internet. Especially when it comes to Lake Norman. People from all over the country search for Lake Norman online. I know this because I track it on my websites.</p>
<p>Buyers wants as much information as possible upfront. They want videos and virtual tours. Today, just placing a few pictures on a website will not get it done. I provide HD video tours and virtual tours on all of my condo listings.  I also provide a property specific website that goes on all of the marketing print material. A good example is <a href="http://www.1213TorrenceCircle.com">www.1213TorrenceCircle.com</a>. Check it out.</p>

<p>If you are going to have your condo on the market you have to have the videos and virtual tours. It just doesn&#8217;t make sense not to have it. </p>
<p>My Davidson Landing website has been a great tool for selling condos. I get inquirys daily from potential buyers looking at the site. If you search for Davidson Landing on any search engine, it will be at the top of the results.</p>
<p>Along with my Davidson Landing website, I use all of the major real estate website. These sites are <a href="http://www.realtor.com">www.realtor.com</a>, <a href="http://www.homes.com">www.homes.com</a>, <a href="http://www.trulia.com">www.trulia.com</a>, <a href="http://www.era.com">www.era.com</a>, google real estate, and yahoo real estate just to name a few. It would take all day to list every site that I use but these are really the most searched sites.</p>
<p>Another good tool for Davidson Landing is an open house. At least one of my condos will be open almost every weekend as long as the weather is nice. Davidson Landing gets a lot of drive through traffic because of it location near the interstate.</p>

<p>As you can see the number of units sold have decreased since 2006. Price is becoming a very important factor in the Davidson Landing market, highlighted by the 94% list to sale price ratio.  This is the number that shows us what percentage of list price for which the condo sold.</p>
<p>Price and condition are the two key elements in selling a Davidson Landing condo in the current market. </p>
<p>So far in 2009 no condos have closed but there are a few under contract. There are currently 26 condos for sale.</p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>Hey Everyone. The condo market seems to be getting slower towards the end of the year as far as showing activity on current inventory is concerned. However, the internet activity has increased. So to me that is good news! These buyers are still out there looking and will be buying in the near future.  </p>
<p>I have listed a good number of Davidson Landing condos over the past month. <p>Just Sold: 764 Southwest Dr. in the Tennis Villas was just sold last month. It is a ground floor unit with new carpet and paint. The sale price was $135,000.</p>

I did not have these two condos listed nor did I sell them but thought it was  interesting and wanted to share with you.</p>
<p>1037 Southwest Dr. in Captains Watch was listed for $270,000 and sold for $220,000 which is 81% of list price.</p>
<p>619 Portside Dr. in Portside was listed for $689,900 and sold for $630,000 which is 91% of list price.</p>
<p>The average for Davidson Landing has been approximatley 97%.</p>
