Increase in pending sales!
In the month of September there have been 8 condos go under contract (6 sold by Zach Stamey). This brings the total number of pending sales to 10. There are currently 22 condos listed for sale which is a significantly lower number than the rest of the year when it averaged around 32 condos for sale. Looks like the condo market is improving!

2008 Statistics for Davidson Landing
Here are a few stats from 2008 in Davidson Landing compared to past years.

As you can see the number of units sold have decreased since 2006. Price is becoming a very important factor in the Davidson Landing market, highlighted by the 94% list to sale price ratio. This is the number that shows us what percentage of list price for which the condo sold.
Price and condition are the two key elements in selling a Davidson Landing condo in the current market.
So far in 2009 no condos have closed but there are a few under contract. There are currently 26 condos for sale.

Market update Dec. 14th 2008
Hey Everyone. The condo market seems to be getting slower towards the end of the year as far as showing activity on current inventory is concerned. However, the internet activity has increased. So to me that is good news! These buyers are still out there looking and will be buying in the near future.
I have listed a good number of Davidson Landing condos over the past month. They are really nice waterfront condos. You can see them all by clicking on “Zach’s featured listings” on www.DavidsonLandingLKN.com. There you can see virtual tours along with video tours of each condo that I have listed.
Just Sold: 764 Southwest Dr. in the Tennis Villas was just sold last month. It is a ground floor unit with new carpet and paint. The sale price was $135,000.

List price to sale price ratio on Recent sales. Interesting
Hello everyone. The last two condos that have sold in Davidson Landing have had an interesting list price to sale price ratio. I did not have these two condos listed nor did I sell them but thought it was interesting and wanted to share with you.
1037 Southwest Dr. in Captains Watch was listed for $270,000 and sold for $220,000 which is 81% of list price.
619 Portside Dr. in Portside was listed for $689,900 and sold for $630,000 which is 91% of list price.
The average for Davidson Landing has been approximatley 97%.
